Lake Dillon to begin to rise for the boating season

After rapidly lowering for the last several weeks to make room for snow runoff, water levels in Dillon Reservoir in Summit County Colorado will begin to rise again this week.

Boating on lake dillonDenver Water announced Thursday that it's dropping outflow to the Lower Blue from 800 to 500 cubic feet per second.

The main reason for the change is that the runoff from the South Platte drainage has been considerably less than projected. The snow seems to be melting at a slower pace than originaly anticipated.

Denver water has reported that as a result it may have to bring more water through the Roberts tunnel than previously thought.

The change will improve fly-fishing conditions in the Blue River below the dam and bring water levels up at the Frisco marina.

Local outfitters said the decreased outflow won't affect commercial rafting trips on the Lower Blue.

Breckenridge Colorado outhouse races 2008

It's back! The wacky and fun Breckenridge outhouse races representing the hardships faced by our forefathers, bringing back a quirky event that combines a glimpse of the past in the spirit of today. The second annual Breckenridge Outhouse Races will take place in downtown Breckenridge on Sunday, June 15 and visitors and residents are again invited to put on their creative thinking caps and start building their Outhouse Race entries.

Outhouse raceThe race course will span one Breckenridge block on Ridge Street from Lincoln to Washington Avenues. The course will be divided into two lanes. Teams will race in heats of two. The winning team will advance to the next round and the losing team will be eliminated. the event will not be times and has no set time limit.
Each team can have up to five members with one person mandated to ride inside the Outhouse. Helmets are recommended for the racers, but mandatory for the team member on board. There are no weight limits, but you must be at least 13 years of age to participate.

All entries must be pulled or pushed. No motors or pedal propelled mechanisms allowed. New this year, bicycle parts and pieces permitted, but no in-tact bicycles allowed. Each Outhouse must have a seat with a hole that one team member sits on during the race. The seat must be securely attached to the outhouse. Each outhouse should have its name or theme displayed bold and proud on the outhouse.

Outhouses may be built of any solid material, as light as cardboard or as heavy as plywood. All Outhouses should have four sides, a roof and a doorway. The door is optional. Windows are allowed, but no glass may be used. Any number and size of wheels may be used. Visit www.gobreck.com for exact size specifications.

Frisco Colorado Disc Golf & Skate park

Frisco Colorado Skate Park

The Marina at the  lake may still be closed, but Friday marked the opening of ballfields, the disc golf course and the skate park at the peninsula recreation area.

Skate park improvements are scheduled for late July or early August. The park will be closed for one week this year due to these improvements but they should really enhance the Skate Park.


Rules & hours of the park are: Dogs must be on a leash; pack out all trash; the peninsula hours are 6 a.m. to 10 p.m, seven days a week.

Discount Real Estate, The Web, & The Court ruling does it impact you?

I'm not sure if you caught this yesterday it was a bit buried but NAR settled a lawsuit brought on by the government. In a nut shell NAR, its member organizations, and members were not allowing access to all of its listings to web based and discount brokers. The lawsuit was filed in 2005 by the justice department in what seemed to be by the prodding of Zillow, Cyber Homes and a few web based Internet brokers. They claimed an unfair playing field by not having access to the entire database of NAR's MLS listings and the complete data of each listing.

By settling they allowed all discount & web based brokers full access to all listings. However it was not a complete victory for web brokers because NAR will still be allowed to limit comments and some price comparisons.

90 ways to sell your home faster and for more Money additional tips!

Well we have finished our 90 ways to sell your home faster and for more money series. This Blog contains some of the additional tips we make available to our clients.  The first 6 parts list some highlights from the Repairs, Cleaning, & Neutralizing portion of the series, to see them go to 90 ways part 1, 90 ways 2, 90 ways 3, 90 ways 4, 90 ways 5 & 90 ways 6.

35.    Invest in a new doormat that says "Welcome."Welcome Door mat

39.    It is important to devote at least one area of your yard to outdoor living. Buyers will still recognize a scene set with picnic table and chairs and respond positively to it. Cover your picnic table with a fringed, red-and-white checked cloth, set out some plastic plates and glasses, bring out the barbecuing equipment, and buyers will almost smell the hot dogs cooking!

43.    Virtually any entry hall will benefit from a well-placed mirror to enlarge the area.

47.    Place something colorful on the mantel, but don't make it look like a country craft store.

53.    Avoid clutter! Clean counters of small appliances and store whenever possible to maximize the appearance of work space.

72.    Large master bedrooms are particularly popular among today's home buyers. Make your bedroom larger. Paint the room a light color, remove one of the bureaus if the room is crowded, and minimize clutter to maximize spaciousness. Aim for a restful, subdued look.

84.    Remember to appeal to a wide range of buyers. Play down dominant colors with contrasting neutral colored towels and accessories. If your bathroom is mostly white or neutral, add a few cheerful accents of color: use towels in the popular new shades. Don't hesitate to buy a few new towels and a rug . . . you'll be taking them with you to your new home.

This is part 6 of the 90 ways to sell your home faster and for more money series. Again it contains some of the important parts of what we have found to help our sellers get the outcome they desire. The first 5 parts list some highlights from the Repairs, Cleaning, & Neutralizing portion of the series, to see them go to 90 ways part 1, 90 ways 2, 90 ways 3, 90 ways 4, & 90 ways 5.

A few years ago we came up with document titled "90 ways to sell your home faster and for more Money" to help Summit County Colorado Sellers prepare their homes to sell. It has served us and oFront Doorur sellers well when they follow our recomendations in the document. It is broken down into 6 categories:

· Repairs

· Cleaning

· Neutralizing

· Space Management

· Atmosphere

· Staging

I decided to put a sample of it on our blog in the hope it will help sellers not only here in the Rocky Mountain Resort region but nation wide. It will be posted in a 6 part series.

Part 6 Staging:

22.    Study magazine ads, furniture showrooms, &  model homes to see how small details can make rooms more attractive and appealing. The effect of a vase of flowers, an open book on the coffee table, a basket of birch logs by the fireplace, etc., can make the difference in a room.

24.    Soften potentially offending views, but always let light into your rooms. Replace heavy curtains with sheer white panels. Never apologize for things you cannot change. The buyer will either decide to accept or reject the property regardless of the words you say. Just present the home in the best way possible with complete honesty.

27.    Color has the power to attract. A tub of geraniums, a pot of petunias, or a basket of impatiens on the front steps is a welcoming touch. Buyers love color!

30.    Check to see that all doors and windows are in good working order. Give special attention to your home's exterior doors and front entry. Clean and paint doors if necessary. Remember, first impressions are likely to color the remainder of the house tour.

Deanna and I have sold many homes and have found the first impression a buyer sees sets the mind set for the whole home tour. Check your planters for weeds and stage the front door area with color and in winter use a colorful dried flower wreath.

Part 5 Atmosphere:

16.    A clean smelling house creates a positive image in the buyer's mind. Be aware of any odors from cooking, cigarettes, pets, etc., that may have adverse effects on potential buyers. Remember that some people are much more sensitive to odors than others. Smokers rarely notice the odor of tobacco that fills their homes, and pet owners may be oblivious to objectionable doggy odor.

18.    Unfortunately, often the only way to remove the smell of pet urine from flooring is to rip up the carpeting and padding and replace them. If this is preventing the sale of your home, don't hesitate to make this investment. Buyers will know they have to and it will be one less thing to do in their mind.

21.    Once offensive odors are removed, consider adding delightful ones. Recent studies have shown that humans have strong, positive responses to certain smells. Cinnamon, fresh flowers, breads baking in the oven are all excellent ways to enhance your property for sale.

Deanna has an old family cookie recipe that we pre-make at home and bake them at all our clients homes before the start of the open house. Plus who doesn't like a great cookie. We get comments all the time like the home smells wonderful, or there is just something about this home that feels right. This causes buyers to remember your home and that is always a good thing!
